The Town of Ajax is holding a Statutory Public meeting as a part of the September 8, 2026, Community Affairs and Planning Committee meeting to consult on the proposed Inclusionary Zoning framework within the Ajax GO Protected Major Transit Station Area (PMTSA), in accordance with the Planning Act.
This Statutory Public Meeting is being held in accordance with sections 17 and 22 of the Planning Act for the Council’s consideration and adoption of Official Plan Amendment 102 (OPA26-A9); and in accordance with section 34 of the Planning Act for Council’s consideration and approval of Zoning By-law Amendment Application Z16/26.
Purpose of the Official Plan Amendment and Zoning By-law Amendment
The purpose of the Official Plan Amendment is to establish Inclusionary Zoning policies within the Town’s Official Plan that authorize the use of Inclusionary Zoning within the Ajax GO PMTSA and establish the policy framework for its implementation.
The purpose of the Zoning By-law Amendment is to implement the Official Plan policies by establishing Inclusionary Zoning provisions within the Town’s Zoning By-law, including affordable housing unit set-aside rate (0%) requirements and other implementing provisions applicable to qualifying residential and mixed-use developments within the Ajax GO PMTSA.
Subject Lands
The subject lands consist of the area identified as the Ajax GO PMTSA, as defined by the Regional Official Plan – Envision Durham, and as approved by the Minister of Municipal Affairs and Housing on September 3, 2024. The subject lands are shown on the key map accompanying this Notice.
Statutory Public Meeting Details
This notice is to advise of the opportunity to review and comment on Town-initiated Official Plan Amendment Application OPA26-A9 and Zoning By-law Amendment Application Z16/26 prior to and during consideration of such by the Town’s Community Affairs and Planning Committee at a Statutory Public Meeting to be held on Tuesday, September 8, 2026, at 1:00 p.m. Residents, landowners, agencies, and stakeholders are invited to submit written and / or oral submissions prior to or during the Statutory Public Meeting.
The Statutory Public Meeting Agenda, including a copy of the staff report with recommendations, will be posted by the end of day Tuesday, September 1, 2026, at ajax.ca/meetings. Alternative formats of documents and materials can be made available upon request.
How to Participate
This public meeting is being held virtually and will be live-streamed for public viewing at Online Meetings | Ajax. Those wishing to make oral submissions during the virtual public meeting must email clerks@ajax.ca before 12 p.m. (noon) on Friday, September 4, 2026. Pre-registration is required and each registrant will have 5 minutes to address the Committee. You will be contacted by the Clerk’s office to confirm your participation and receive the meeting connection information.

Planning Act Requirements
In accordance with Subsections 17(24.1.2), 17(24.1.3), 34(19.3) and 34(19.4) of the Planning Act, there is no appeal in respect of Inclusionary Zoning Official Plan policies or parts of a by-law that give effect to inclusionary zoning policies except an appeal made by the Minister of Municipal Affairs and Housing.
